These Terms and Conditions govern all bookings, stays, and interactions with Las Qolqas (hereinafter “the Property”, “we”, “us”, or “our”) through our website lasqolqas.com and any direct booking channel.

By completing a reservation, you confirm that you have read, understood, and accepted these terms in full, on behalf of yourself and all guests included in the booking. These terms are governed by Spanish law, and any disputes shall be subject to the exclusive jurisdiction of the courts of Spain.

We reserve the right to update these terms at any time. The version published at the time of your booking confirmation shall apply to your stay.

Booking & Reservation

A reservation is considered confirmed only upon receipt of written confirmation from Las Qolqas, either by email or through our booking platform. Until that moment, availability is not guaranteed.

Eligibility

The lead guest must be at least 18 years of age and legally capable of entering into a binding contract. By submitting a booking, the lead guest accepts responsibility for all guests in the party and for compliance with these terms.

Accuracy of Information

You are responsible for ensuring the accuracy of all information provided at the time of booking, including dates, number of guests, and any special requirements. We cannot be held responsible for errors or omissions in information provided by guests.

Occupancy

Reservations are made for a specific number of guests. Exceeding the stated occupancy without prior written approval is not permitted and may result in the termination of the stay without refund.

Payment Policy

Accepted Methods

We accept payment by major credit and debit cards (Visa, Mastercard, American Express), bank transfer, and cash where indicated at the property. All transactions are processed securely. Card details are encrypted and never stored on our systems.

Prepayment

Depending on the rate selected at the time of booking, full or partial prepayment may be required to secure the reservation. The specific prepayment terms applicable to your booking will be clearly indicated during the reservation process.

Security Deposit

A pre-authorisation or security deposit may be required at check-in to cover potential incidental charges, damage, or additional services. This amount will be released or refunded within 7 business days of check-out, provided no deductions are applicable.

Currency & Taxes

All prices are displayed in the currency indicated at the time of booking. Prices include applicable Spanish VAT (IVA) unless otherwise stated. Any local taxes (e.g. tourist tax, tasa turística) that apply will be disclosed prior to confirmation and may be payable directly at the property.

Cancellation & Modification Policy

The cancellation policy applicable to your booking will be clearly shown before you confirm your reservation. Different rates may carry different policies. Please review the specific conditions before completing payment.

Non-refundable rates: Bookings made under a non-refundable rate are charged in full at time of booking and are not eligible for refund under any circumstances, unless otherwise required by applicable law.

Modifications

Requests to modify confirmed reservations (dates, room type, number of guests) are subject to availability and may result in a rate adjustment. We will always endeavour to accommodate modification requests where possible.

Early Departures

In the event of early departure, we reserve the right to charge for the full originally booked period.

Cancellation by Las Qolqas

We reserve the right to cancel a reservation in cases of force majeure, operational constraints, or circumstances beyond our reasonable control. In such cases, we will notify you as promptly as possible and provide a full refund of any amounts paid. We accept no further liability in connection with such cancellation.

Early check-in and late check-out may be available on request, subject to availability, and may be subject to an additional charge. Please contact us in advance if you require flexibility on arrival or departure times.

Valid government-issued photo identification (passport, national ID card, or equivalent) is required from all guests at check-in, in accordance with Spanish regulations on tourist accommodation registration.

House Rules

We ask all guests to respect the following rules to ensure a comfortable and safe experience for everyone:

Noise & Quiet Hours: Quiet hours are observed between 22:00 and 08:00. We ask guests to be considerate of neighbours and other guests at all times.
Smoking: Smoking is strictly prohibited inside the property. Designated outdoor areas may be available; please ask staff for guidance.
Pets: Pets are only permitted if explicitly agreed in writing at the time of booking. Undisclosed pets may result in an additional cleaning fee.
Events & Parties: Hosting events or gatherings beyond the registered occupancy is not permitted without prior written consent.
Damage to Property: Guests are responsible for any damage caused to the property, its furnishings, or equipment during their stay. Costs will be charged accordingly.
Rubbish & Recycling: We kindly ask guests to follow local recycling guidelines and dispose of waste in the receptacles provided.
Respect for Others: Any behaviour that is disruptive, offensive, or threatening towards staff or other guests will result in immediate termination of the stay without refund.

Liability

Las Qolqas shall not be liable for any loss, damage, injury, or inconvenience suffered by guests, except where such loss or injury results directly from our negligence or wilful misconduct.

We strongly recommend that all guests obtain comprehensive travel insurance, including cover for cancellations, medical emergencies, personal liability, and loss of personal belongings before travelling.

Valuables

Las Qolqas accepts no responsibility for loss, theft, or damage to guests’ personal property or valuables during their stay. Safes or secure storage facilities may be available on request.

Force Majeure

Las Qolqas shall not be held liable for failure or delay in performing any obligation under these terms if such failure or delay is caused by circumstances beyond our reasonable control, including but not limited to natural disasters, acts of government, pandemics, strikes, or utility failures.
